The homes that generate multiple offers in South Jersey's spring market don't get there by accident. They get there because the seller did the work before the sign went in the yard.
Start Outside: Curb Appeal Sets the Expectation
Buyers form an opinion about your home before they even park the car. Everything visible from the street matters and in spring, South Jersey buyers are seeing a lot of homes. Make sure yours makes the right first impression.
Power wash the driveway, front walkway, and siding
Mulch all beds — fresh dark mulch makes landscaping look intentional and well-maintained
Trim overgrown shrubs, especially anything blocking windows or the front door
Plant seasonal color at the entrance — pansies, snapdragons, and tulips all thrive in South Jersey's spring climate
Repaint or replace the front door if it's faded or dated — this is consistently one of the highest-ROI exterior updates you can make
Clean gutters and check for any visible roof damage from winter
Make sure house numbers are clearly visible and in good condition
Check that all exterior lights work and replace any yellowed or burned-out bulbs
One thing sellers underestimate: the photos are taken from the street. Whatever a buyer sees when they pull up is exactly what they'll see in the listing photos. Get the exterior right before the photographer arrives.
Declutter Before Anything Else
Before you paint, stage, or repair a single thing, declutter. This is the highest-impact, lowest-cost thing a seller can do, and most sellers don't go far enough.
Clear every surface in every room. Counters, nightstands, coffee tables, bookshelves — all of it
Remove at least 30% of what's currently in your closets. Buyers will open everything, and overstuffed closets signal insufficient storage
Clear out the garage enough that a buyer can visualize parking in it
If you have a storage unit budget, use it. Getting excess furniture and boxes off the premises is worth every dollar
The goal is to make every room feel larger, cleaner, and more neutral than it currently does. You're not packing up your life — you're making space for a buyer to imagine theirs.
The Kitchen
The kitchen sells homes. Buyers spend more time evaluating the kitchen than any other room, and small details matter more here than anywhere else.
Deep clean the oven interior, stovetop, and range hood — grease buildup is one of the first things buyers notice
Clear the counters completely except for one or two intentional items
Clean inside the refrigerator if you're leaving it — buyers look
Re-caulk around the sink if existing caulk is discolored or cracking
Replace any burned-out under-cabinet lights
Clean cabinet fronts and hardware — a cleaner and a cloth goes a long way on grimy cabinet doors
If your kitchen is dated but functional, resist the urge to do a full renovation before listing. A full kitchen remodel rarely returns its full cost at resale. Fresh paint on cabinets, new hardware, and clean counters will do more for your sale price than a $30,000 renovation in most South Jersey price ranges.
Bathrooms
Bathrooms are the second room buyers scrutinize. They're also one of the easiest rooms to make look significantly better with minimal cost.
Re-caulk the tub and shower if existing caulk is discolored, cracked, or moldy — this is a $10 fix that photographs terribly if ignored
Replace the toilet seat if it's old or stained
Clean the grout — a grout pen is inexpensive and makes tile look dramatically fresher
Remove personal items from counters and shower — shampoo bottles, razors, and soap bars should not be visible during showings or photos
Replace worn or mismatched towels with matching neutral sets for photos
Make sure the exhaust fan works and doesn't rattle
Paint and Walls
Paint is the single most cost-effective update a seller can make. Fresh paint makes a home smell clean, photograph brighter, and feel move-in ready.
Touch up scuffs, marks, and nail holes throughout every room
If any rooms have bold or very personalized paint colors, repaint in a warm neutral. Agreeable Gray (Sherwin-Williams) and Accessible Beige are both proven performers in the South Jersey buyer market
Don't forget ceilings — yellowed or marked ceilings age a home significantly
Repaint baseboards and trim if they're scuffed or yellowed
Small Repairs That Buyers Notice
These are the details that show up in inspection reports and create doubt in buyers' minds about how well the home has been maintained. Address them before you list.
Fix any doors that don't latch, close, or lock properly
Replace cracked or broken outlet covers and switch plates
Tighten loose cabinet handles and drawer pulls throughout the house
Fix dripping faucets
Replace all burned-out bulbs — every light in the house should work during showings
Lubricate squeaky hinges
Check that all windows open, close, and lock properly
None of these are expensive. Collectively they signal to buyers that the home has been looked after.
The Basement
Basements in South Jersey homes are deal-makers or deal-breakers depending on condition. Buyers use them to evaluate how well the house has been maintained overall.
Remove as much stored content as possible so the space reads as usable
Address any musty odor — a dehumidifier running for several weeks before listing helps significantly
If there is any evidence of water intrusion or staining, address it and be prepared to disclose appropriately
Make sure all lights work and the space is well-lit for showings
One Week Before Listing: The Final Pass
Confirm professional photos are scheduled — listing photos are your first showing and the single biggest driver of whether buyers request an in-person tour
Request twilight exterior shots if possible — they consistently outperform standard daytime exteriors in engagement
Stage the main living areas. Even if it's just editing and rearranging what you already have, furniture placement affects how rooms photograph and feel
Make sure the home is at its absolute cleanest the morning photos are taken
Remove all vehicles from the driveway for exterior shots
What's Worth Doing and What to Skip
Every seller asks some version of this question. Here's our general guidance for the South Jersey market:
Worth doing: Fresh paint, decluttering, landscaping cleanup, minor repairs, professional cleaning, new light fixtures if existing ones are dated.
Usually not worth doing: Full kitchen or bathroom renovations, new flooring throughout, major additions or structural changes. These rarely return their full cost at resale in most South Jersey price ranges, and the timeline risk of a renovation delaying your listing into summer can cost more than the renovation was worth.
