    What Is a Home Inspection?

    A home inspection is a visual examination of a property's condition, typically performed after attorney review period. In New Jersey, home inspections are not legally required but are strongly recommended for every buyer. The inspection gives you a clear picture of the property's condition before you commit to the purchase.

    What Does a Home Inspector Check?

    A licensed NJ home inspector will evaluate the major systems and components of the home, including: the roof (age, condition, leaks), foundation and structural elements, exterior (siding, grading, drainage), plumbing (pipes, water heater, water pressure), electrical (panel, wiring, outlets, GFCI), HVAC (heating and cooling systems, age, condition), interior (walls, ceilings, floors, windows, doors), insulation and ventilation, basement and crawl space (moisture, cracks, sump pump), and appliances (if included in the sale). The inspector will NOT check behind walls, under floors, or in areas that aren't accessible. They also don't check for pests — that requires a separate termite inspection.

    A typical home inspection in NJ takes 2-4 hours depending on the size and age of the home. Larger or older homes take longer. Plan to attend the inspection — walking through with the inspector is the best way to understand the findings and ask questions in real time.

    How Much Does a Home Inspection Cost in NJ?

    Home inspection costs in New Jersey typically range from $400-$700 for a standard single-family home. Larger homes, multi-family properties, and homes with additional structures (pools, detached garages) may cost more. Additional specialized inspections like radon testing ($125-$175), termite/pest inspection ($75-$150), sewer line scope ($200-$400), and oil tank sweep ($200-$350) are extra but often worthwhile.

    What Happens After the Inspection?

    After the inspection, you'll receive a detailed report with photos documenting all findings. Your agent and/or attorney will review the report and advise you on next steps. You have several options: request the seller make repairs before closing, negotiate a credit toward closing costs for you to handle repairs yourself, accept the property as-is if the issues are minor. Your agent and/or attorney handles the negotiation of inspection items.

    Tips for Home Buyers

    Attend the inspection in person. Ask questions. A good inspector will explain everything as they go. Focus on major systems (roof, HVAC, foundation, electrical, plumbing) rather than cosmetic issues. Every house has something — the question is whether the issues are deal-breakers or normal maintenance items. Get specialized inspections for radon (common in NJ), termites, and sewer lines, especially in older homes. Don't skip the inspection to make your offer more competitive. In NJ, the inspection protects you — it's one of your most important tools as a buyer.
