The honest answer is: it depends on what you care about. These three towns are within 15 minutes of each other, but they feel completely different to live in. Here's the real talk version — not the sanitized description you'll find on a national real estate site.
Cherry Hill: The Everything Town
Cherry Hill is the biggest of the three by far — about 75,000 people — and that's both its strength and its weakness.
What you get:
Every type of home at every price point. You can find a solid 3-bedroom for $275K in the 08034 zip code or a $900K estate in Barclay Farm or Kresson. The town has every store, restaurant, and service you could want. Cherry Hill Mall. Wegmans. Every chain restaurant and a growing number of really good independent spots. The school district is large and offers a ton of programs — Cherry Hill East and Cherry Hill West are both solid high schools with different personalities.
What you give up:
Cherry Hill doesn't have a downtown. There's no Main Street to walk. It's a car town, built around strip malls and shopping centers. Some neighborhoods are beautiful and others feel tired. The quality varies block by block more than in Moorestown or Haddonfield. You need to know which neighborhoods to target and which to avoid — that's where having a local agent matters.
Best for:
Families who want options and value. First-time buyers who want to get into a good school district without paying Haddonfield prices. People who want variety in dining and shopping. Anyone who likes having everything within a 10-minute drive.
The real numbers:
The median sale price in Cherry Hill is around $350,000-$387,000 as of early 2026. Homes are selling in about 42 days on average. The range is huge — from $52K mobile homes to $900K+ estates — which is why the "median" doesn't tell the full story. What matters is the neighborhood. A home in the 08002 zip (east side) will cost you significantly more than the same square footage in 08034 (west side).
Moorestown: The One Everyone Falls in Love With
Moorestown is the town that makes buyers say "this is it" the first time they drive down Main Street. There's a reason it keeps showing up on "best places to live" lists.
What you get:
A gorgeous downtown with independent shops, restaurants, and a genuine community feel. Tree-lined streets. Historic homes with character. One of the top school districts in South Jersey — Moorestown High School consistently ranks among the best in the state. The Moorestown Mall area has been redeveloped with new restaurants and retail. The town has a walkable core that most South Jersey suburbs can't match.
What you give up:
Price. Moorestown's reputation means you pay a premium. Property taxes are significant — you're paying for those schools. The housing stock skews older in the historic neighborhoods, which means potential renovation costs. And while Main Street is charming, the town is still relatively small — you'll be driving to Cherry Hill or Mount Laurel for a lot of shopping and errands.
Best for:
Families who prioritize schools above everything. Buyers who want a walkable downtown and community feel. People relocating from the Philadelphia suburbs who want something that feels like a "real town." Buyers who are comfortable in the $500K+ range.
The real numbers:
Moorestown is expensive and getting more expensive. The Home Value Index puts the typical home at $688K, up 6.5% year over year. The data shows a median sale price of $650K in the 08057 zip code. Homes listed in February 2026 had a median list price of $689K. The entry point is around $350K-$400K for a smaller or older home, but those go fast. You'll need a household income around $150K+ to comfortably buy here. Homes go pending in about 11 days — that's fast.
Haddonfield: The Small Town That Punches Above Its Weight
Haddonfield is 11,000 people packed into 2.8 square miles with a downtown that rivals towns three times its size.
What you get:
Arguably the best downtown in South Jersey. Kings Highway is lined with independent boutiques, restaurants, and coffee shops. The PATCO high-speed line puts you in Center City Philadelphia in 17 minutes — no car, no parking, no hassle. The school district is excellent and small enough that kids don't get lost in the system. The architecture is stunning — colonials, Victorians, and Craftsman homes on streets that look like a movie set. Haddonfield has more charm per square foot than anywhere in the region.
What you give up:
Haddonfield is expensive, and the lots are small. You're paying top dollar for older homes that may need work, on lots that feel tight compared to Moorestown or Cherry Hill. The town is dry — no liquor stores, no bars, no BYOB restaurants (it's a quirky local law that's been around for over a century). Parking downtown is a daily battle. And because the town is so small, inventory is limited — homes sell fast and often above asking.
Best for:
Buyers who want PATCO access for a Philly commute. People who value walkability and downtown life over yard space. Buyers who appreciate historic homes and don't mind doing some renovation. Couples and families who want a specific lifestyle and have the budget for it.
The real numbers:
Haddonfield is the most expensive of the three and it's not close. The Home Value Index sits at $649K, but that understates reality — the median sale price in January 2026 was $1M. The median list price in March 2026 is $1.2M. Haddonfield appreciated 18% in the past year, which is extraordinary. Homes sell in about 25 days. Over half the housing stock was built before 1939, so expect character — and renovation costs. You'll find some homes in the $400K-$600K range, but the heart of the market is $650K-$1M+. Hot homes are selling 4% above list price
The Bottom Line Comparison
If you want the most house for your money, you want to be in Cherry Hill.
If you want the best schools and a charming Main Street, you want to be in Moorestown
If you want walkability, PATCO, and downtown character, you want to be in Haddonfield
If you want a newer home with lower maintenance honestly, look at Mount Laurel or Voorhees.
